Contract to Close Services
- Review “Purchase and Sales Agreement” for missing information and signatures.
- Contact all interested parties and introduce myself as your Transaction Coordinator and ask that all questions be directed to me
- Notify all interested parties of pending deadlines, and important dates.
- Forward Contact to Attorney, Mortgage Lender and Buyer (confirm receipt within 24 hours)
- Obtain Lender/Attorney information from buyer if applicable
- Change status in FMLS and GAMLS throughout the process
- Fill out Green Sheet (KW)
- Send email to Buyer reminding them to schedule the home inspection
- Confirm with Buyer that the inspection has been ordered, coordinate with listing agent if necessary
- Request utility information from seller and send to buyer
- Request any HOA documents
- Schedule Pest inspection if requested
- Connect with Mortgage Lender and Attorney
- Confirm appraisal has been ordered
- Confirm title has been ordered
- FOLLOW UP: Stay up to date on progress of underwriting and mortgage loan process
- Send termite letter and termite bond if applicable
- Coordinate closing- Obtain available times from all parties involved, confirm time with buyer, seller, agents and mortgage lender. Confirm back with attorney’s office to schedule closing.
- Order home warranty (if applicable) and send invoice to closing attorney
- Request a Buyers information sheet from attorney
- Request wiring instructions from Attorney
- Send Buyer a Moving Checklist with a list of all documents they will need at close
- Schedule final Buyer walk through
- Verify with Attorney and Lender that they have all amendments needed to close
- Call lender to ensure we are ready for close
- Contact Listing agent to make sure house will be cleaned (if applicable)
- Contact buyer and seller to remind them of date and time of closing
- Request a pay at flossing for and send to attorney (PAC)
- Fill out any agency agreements, referral agreements or commission splits
- Send email or gift to client and request feedback. Upload testimonial to your web site
